What is a measurement or floorplan service?

A home measurement service is just what it sounds like: Based on what you need, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser measures your home with a measuring tool — generally a tape or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Disputing real estate taxes

Tax records frequently reflect inaccurate area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more space than you own! Unless an appraiser has performed a recent appraisal or measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a property

A home measurement service can secure a fair price for your house. Square footage is one of the biggest factors potential buyers consider when purchasing a home — but since these values are often estimated rather than accurately measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of the home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any updating that may have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that accurately reflects market value, we advise asking for a measurement of the property. Clients, and especially potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tool to attract potential buyers since they can review the layout and characteristics of the home before and after touring.
